RATES:

  • Double occupancy maximum
  • Single occupancy deduct $10.00
  • Holiday/Special event rates are the same
  • Includes full, sit-down breakfast served at 9:00 AM.
  • Includes use of private dock and paddle boats
  • Access to all common rooms on the main floor and screened porch
  • Access to butler’s pantry with a sink, small refrigerator, Kuerig coffee, microwave, snacks and beverages (some complimentary and some for a minimal charge)
  • Fresh brewed early morning coffee for early raisers
  • No two night minimum
  • There are taxes imposed, on the room rates, of 8% NYS and 3% Seneca County


GENERAL POLICIES:

  • This is a non-smoking facility
  • No pets allowed on the property (there are resident dogs in owner’s quarters). We will be happy to recommend a local boarding kennel.
  • Room’s fireplace use is not permitted. Front Parlor fireplace is operational from October to April.


RESERVATIONS:

Are confirmed at the time of booking with major US Bank issued credit cards. Personal checks are accepted for advance deposits and for payment upon arrival. We also accept online payments through PayPal (including Canadian)


  • Check In: Between 4 PM - 8 PM
  • Late Arrivals: Your room is only guaranteed until 8 PM, so please call if you are going to arrive after 8 PM so we will continue to hold your room.
  • Check Out: 11:00 AM.


CANCELLATIONS:

Seven days notice required. 100% of the total room rate, for one night, will be charged on cancellations and postponements for any reason with less than seven days notice, unless the room is rebooked. We are a small bed & breakfast and cancellations adversely effect us. For this reason. the cancellation policy is strictly enforced.


CHILDREN:

Age 12 and over are accepted. We truly love them; however, safely issues with the dock and water are concerns.
